· Mortgages — An appraisal is usually required when buying/selling Real Estate. Typically a full inspection.

· Relocation Appraisal — When moving out of town and homeowner is supported by a company or government move-plan to buy and sell real estate.

· PMI Removal — An appraisal can be used to indicate to Lender the current value of home in order to request dropping PMI insurance.

· Pre-Listing.  An appraisal to assist the home-owner in determining market value prior to listing real estate for sale.

Appraisal costs are dependent on the level of work required to meet the needs of the client.  A full inspection is usually the best choice and provides the client with a full onsite-inspection of the property and identification and valuation of all features, amenities and upgrades.
